Senior Project Manager – Construction

Client Background:

Leading developer for the premium project in Bangkok with multinational teamwork.

Responsibilities:

  • Report and provide strategic advice to the Deputy Project Director, PD and/or Joint Venture.
  • Execute site due diligence – site constraints, set-back and other local codes.
  • Prepare master development schedules according to requirements from the management; and provide timeline to consultants and stakeholders.
  • Coordinate and support JV in preparation of relevant documents/drawings to obtain permit/approval from authorities for EIA, BMA, Utilities Connections, OP, House Address, Title Deeds, Treasury Dept. approval for registration of Juristic Body etc.
  • Provide direction and timeline of inspections to site team for early site preparation compliance with all tender procedures and guidelines including Pre-Q, shortlists, tender doc., tender clarification, evaluation and comparison, and final negotiations.
  • Control project budgets and seek savings through value engineering process – check material quality matches specification and design adjustment/refinement.
  • Review and approve variation work according to needs.
  • Ensure timely payments to consultants, suppliers, and contractors.
  • Ensure quality control of the construction works.
  • Manage and monitor the construction progress to align with the master schedule.
  • Supervise site meetings.
  • Ensure that staff/workers fully understand their roles and responsibilities and closely supervise the construction works.
  • Report to DPD/PD for any potential changes from the construction drawings or any problems.
  • Ensure on-time and proper handover of projects to related Operations departments and manage defects and liabilities period works.
  • Ensure proper control of handover documentation of all works – certification of completion, as-built, manuals and training.
  • Arrange with Operations team to attend co-inspection and/or witness sessions during testing and commissioning, and training as part of handover process.
  • Support Leasing and Operations teams providing design/technical information, project information and site/construction information when required. Support Operations team.
  • Ensuring constructors rectify defects for the handover to JV/Tenants and during DLP.
  • Establish and manage A-Site document control platform (day to day operation by Admin).

 Requirements:

  • Master’s or bachelor’s degree in civil engineering.
  • Experience: 10 years and above in their function in Thailand, mixed-use property, proven record of handled projects.
  • English skills high level as must work with international consultant, foreign JV partners, and British Project Director.
